绿地集团吴江滨湖新城超高层项目(B1地块)的建筑造型在设计上考虑了主要视觉景象,主导风向,环境性能等因素,同时结合项目的设计任务书,设计充分利用了紧邻新总体规划步行街的独特且极具吸引力的地理位置,创造出一个令人难忘的且具有持续价值的场所,新总体规划步行街界定了吴江中央商务区的中心并且向外与滨湖相连。塔楼东西向的朝向与风和阳光两种环境因素直接呼应。将塔楼沿东/西向延伸可以充分利用一天中最有利时候的太阳辐射,并尽可能的减少了最不利时候的影响。场地的主导风向来自东面,使得我们可以利用风的冷却性作为建筑被动式制冷的方法之一。设计团队对望向场地、从场地内向外望以及穿越场地的景象进行了研究,从而有助于布置塔楼和裙房,同时也有利于明确和深化整体体量以及每个组成部分的内部功能组织。


Shaped by the prevailing views, prominent wind direction, environmentalperformance factors, in combination with the development brief, the site masterplan and architectural design of the Wujiang Lakefront Super High Rise createa place of memorable and lasting value. The design takes full advantage of itsunique and dramatic location immediately adjacent to the new master planpedestrian promenade which defines the heart of the Wujiang CBD and connectsoutward to the lake. Orienting the tower in the east west direction is in directresponse to two environmental factors, both the wind and sun. Elongating thetower in the east/west direction takes advantage of the benefits of solar radiationat the times of the day when it is most beneficial, and minimizes the impact whenit is not advantageous. The predominant wind direction on the site comes froman easterly direction, which allows us to harness the cooling power of the windas a means of passively cooling portions of the building. Views to, from, andthrough the site have been studied by the design team and have consequentlybeen instrumental in placing and orienting both the tower and the podium, as wellas in helping to determine and refine the overall massing and internal functionalorganization of each of the component parts.

建筑造型 FORM


本项目沿太湖座落在显著的位置,成为新吴江滨湖开发区域乃至整个吴江市引人瞩目的标志性建筑。其优雅的收分造型高效地将办公和住宅功能统一在一个弧形的建筑体中,在塔楼上部设计了引人瞩目、生动形象的开口,独具特色的突出了城市天际线中这幢标志性塔楼。塔楼的建筑语言是基于设计任务描述的功能,并与高效和直接的平面几何体和塔楼上部结构相结合。连续的直立造型强调了塔楼柔和的外形曲线和内凹的外立面,通过顺畅、柔和、又不乏阳刚之气的建筑立面自然的将各个功能区之间融为一体。同时上述设计特征又与建筑开口相呼应,突显了塔楼不同的功能分区,将成为城市的标志性象征。


The Tower will become the defi ning visual landmark for the new Wujiang lakefrontdevelopment Wujiang and by extension, for the city as a whole. Sited prominentlyalong the Taihu lake, the building’s graceful, tapering form eff ectively unifi es theoffi ce and residential uses within a gently curved volume which culminates ina dramatic and memorable opening which occupies the upper register of thetower, which uniquely marks the presence of the tower on the skyline of the city.The formal language of the tower is rooted in a direct functional expression of thedevelopment brief wedded to a plan geometry and tower superstructure that areboth effi cient and straightforward. Continuity of the vertical form is emphasizedin the gently curved and infl ected surfaces which make up the main buildingelevations blur the boundaries between programs with a smooth skin. This isdone in concert with the magnifi cent opening which celebrates the programmaticdiff erence and will become the iconic emblem of the city.

塔楼在竖向功能布局的安排上,从下部的办公功能转换至服务式公寓和上部的酒店,通过塔楼造型上设置的开口形象地表现出建筑的实用性,功能性和结构性能,同时设计中又兼顾到如何创建灵活的居住单元。


The plan strikes a balance between the creation of fl exible living units, whileemphatically expressing the building’s pragmatic, functional and structuralperformance as evidenced by the opening in the form of the tower as the programtransitions vertically from offi ce at the lower register to the service apartments andhotel at the upper register.

平面构造 PLAN CONFIGURATION


塔楼位于场地的东北角,有助于为办公和住宅功能提供私密的独立的入口。塔楼平面呈简洁的雕塑状的长方型,可以达到结构系统在这种高度建筑上的稳定性要求,同时还为塔楼内每一个不同的功能提供了清晰且合理的布局。由于塔楼内所需的功能要素从一个功能区域改变为另一个功能区域,因而塔楼的平面构造也必须有相应地变化。通过去掉核心筒内办公空间需要酒店空间不需要的部分来实现此目标。通过采用这种方法,创建了一个令人叹为止步的中庭,人们可以纵览西边的湖景并沐浴在来自东面的凉爽的微风。


The location of the building on the northeast corner of the site allows for privateand separate entry points for the offi ce and residential functions. The simplesculpted rectangle that is the tower plan allows it to achieve the structural stabilityrequired for a building of this height while also providing a clear, rational layoutfor each of the disparate program functions within the tower. As the needs of thefunctional elements change from one programmatic type to another, so to mustthe tower change. This is accomplished by eliminating the components of thecore which were necessary for the offi ce portion of the tower, but are not requiredfor the hotel. This makes possible the creation of the breathtaking atrium thatopens to views of the lake on the west andcooling breezes coming from the east

办公 OFFICE


办公楼层呈矩形布局,以满足不同的平面和出租空间高效布局的需求。流畅的外墙弧度有助于办公空间围合成一个完整的空间,或从多个方向观看外部全景的开敞式办公空间。该平面构造同时满足了单个租户和多个租户的楼面布局。 楼板的平均面积是2,300平米,并可由大堂通过高速电梯直接进入,充分体现甲级服务水平。


The offi ce fl oors are arranged in a rectangular shape that accommodates diff erentplan and lease layouts with great effi ciency. The smooth exterior wall lends itselfto uniform offi ce divisions, or open offi ce areas with panoramic views in multipledirections. This plan confi guration accommodates both single and multi tenantfl oor confi gurations. The average fl oor plate is 2,300 square meters and isaccessed directly from the lobby by high speed elevators sized for class A service.

空中大堂和大中庭 SKY LOBBY AND GRAND ATRIUM


32层空中大堂为酒店和服务式公寓提供服务,可以搭乘一系列位于首层的直达电梯直接到达空中大堂。走出高速电梯之后,一步即到大中庭。空中大堂为酒店和服务式公寓提供了大堂配套设施。


A Sky Lobby on Level 32 serves both the hotel and service apartments isdirectly accessed via a series of shuttle elevators located on the ground fl oor.One steps out of the express lifts in a grand atrium. The plan of the sky lobbyaccommodates the lobby amenities for both the hotel and serviced apartments.


中庭的智能型设计令人叹为止步。由于该区域主导风向的原因,我们可以收获此自然资源可能带来的制冷效应,以此来平衡建筑室内的气候以及用户的舒适度。


The atrium is both breathtaking and intelligent. Due to the dominant winddirection in this area, we are able to harness the cooling potential of this passiveresource as a way to balance the interior climate of the building as well as thecomfort level of its occupants.

服务式公寓 SERVICE APARTMENT


50,000平米的服务式公寓直接位于大堂层上方。楼层平面在这些层面上变得最为细长,以确保获得充足的日光,并保留了通往大中庭的视觉通廊。由于东西朝向的每个单元拥有俯瞰壮丽太湖的极佳视觉效果,楼层平面是按照模数进行设计的,以便为最终用户提供最大的灵活性。可以采用多种方法合并模数以容纳多个生活结构配置。


50,000 square meters of service apartments are located directly above the lobbylevel. The fl oor plan maximizes slenderness at these levels to ensure generousaccess to daylight as well as maintaining visual access to the Grand Atrium. Dueto the tower’s east west orientation each unit has expansive views out over themagnifi cent Lake Taihu. The fl oor plan is designed on module so as to maintainmaximum fl exibility for the eventual user. The modules could be combined in avariety of ways to accommodate multiple living confi gurations.

酒店 HOTEL


酒店楼层位于塔楼顶部,那里的收分造型提供了最小的出租进深。已经优化了9米的平均出租进深以便满足目前五星级酒店的行业标准。酒店层每层面积约为1725平方米,每层能够容纳24个房间。酒店层的外立面缓缓收进,尽可能扩大了视野范围。大堂和休闲娱乐功能设置在58、74和75层以提供多种的体验。大跨距宴会厅、会议功能厅位于裙房建筑的上层区域,该区将地块内的所有建筑连接在一起。


The hotel fl oors are located at the top of the tower where the tapering formprovides us with the minimal lease depth. This average lease depth of 9 metershas been optimized to meet the current industry standard for a fi ve star hotel.The hotel fl oors are approximately 1725 square meters each and accommodate24 keys per fl oor. The surfaces of the hotel wings are gently tapered to maximizeviews. Lobby and amenity functions are located on Levels 58, 74 and 75 toprovide a variety of experiences. Long span ballroom and meeting functions occurin the upper levels of the podium building that links all of the buildings on the site.

塔楼外墙采用铝和玻璃的幕墙并带有不锈钢板。略显弧形的表面令人们可以纵览东面的太湖美景,吴江以及位于东北方向的苏州市和东边远处山峦的壮丽景象。这些平面几何型单元模数重复使用,尽量减少了使用特殊形状窗户的数量。通过采用冷弯玻璃板来保持连续的弧形。


The exterior wall of the tower is clad in a consistent aluminum and glass curtainwall with integrated stainless steel panels. It’s gently curved surface providesuninterrupted views across Lake Taihu to the east, Wujiang and beyond to Suzhouin a northeasterly direction, as well as the distant mountains to the east. The plangeometry follows a repetitive module minimizing the number of uniquely shapedwindows. The continuous curved shape is maintained by using cold bent glasspanels.

主外墙 - 主塔楼外墙是由银色的金属漆铝板和加以不锈钢窗间墙中空玻璃组成的幕墙。将窄立面设置在东向和西向之后,拉长的平面结构有助于减少太阳照射。主墙体系统上的反光玻璃窗是保温透明玻璃,带有高性能Low – E涂层,银色的外观,反射率24%。在南面,太阳能增热可由通风的双层幕墙、外遮阳装置或可达到最佳性能的玻璃进行控制。在可能采用的双幕墙设计中,百叶窗将被纳入到位于窗间墙上方和下方的不锈钢带(起衬托作用)中,以便进/排风。典型外立面的水平带和垂直窗间框延伸到由钢结构支撑的塔楼顶部,但为减少冠顶立面上的风荷载去掉了玻璃。中庭空间于夜间通过照明在城市的天际线上创造出独特的灯塔效果。


Primary Exterior Wall - The primary tower exterior wall is a silver metallicpainted aluminum and insulated glass curtain wall with stainless steel spandrelpanels. The elongated plan confi guration helps to reduce solar exposure byorienting the narrow elevations towards the east and west. Glazing in the primarywall system is an insulated clear glass lite with a high-performance low-ecoating, silver appearance and 24% refl ectivity. On the south façade, solar heatgain can be controlled by implementing a ventilated double-wall, exterior shadingelements, or glazing with the best performance available. In the possibledouble wall design, louvers will be incorporated into stainless steel accent bandsabove and below the spandrel to allow for intake and exhaust of air for ventilation.. The horizontal bands and vertical mullions of the typical façade extend tothe top of the tower supported on a steel structure, but the glass is eliminated toreduce wind load on the crown façade. The atrium space will be illuminated atnight, creating a unique beacon in the skyline.
