Spectacular workplace accommodation in a visually impressive building opposite Brunel’s Paddington railway station.

The site was particularly challenging, with very tight geometry and the added complication of two tunnels of the Bakerloo tube line running below. Overcoming the challenges of building next to a canal and over a functioning underground railway line required a different way of thinking about the form of the building.

Working with structural engineers from Arup, the innovative diagrid exoskeleton mitigates those challenges while providing column-free floorplates and 20% shading to the façade, helping to reduce energy demand. It also offers improved access to light and minimal visual intrusion to the views around Paddington Basin.

Through its design quality and reflection of the character of the surrounding area, Fletcher Priest’s mixed use proposal secured planning approval for a 400% increase in office accommodation, with ground floor retail and restaurants, as well as approval for 100 apartments on a neighbouring site.

A Place for History

Standing opposite Paddington station, the Brunel Building is also directly adjacent Isambard Kingdom Brunel’s first bridge – Bishop’s Bridge – spanning the Grand Union Canal. The building’s design references Brunel’s Great Western Railway, as well as the engineering heritage of the area.

The reception spaces and restaurant open onto the new south-facing public towpath with giant motorised doors. At the top of the building, the diagrid structure rises above roof level to create glazed, wind-sheltered terraces on the 16th and 14th floor levels.

Improving the public realm around the building was central to the project’s objectives. For the first time since the Paddington Basin was opened more than 200 years ago, the public have access to a new, tree-lined canal towpath that links the Basin with Little Venice. Restaurants and bars animate the south-facing terrace and large, motorised door mechanisms open to expose the building’s reception to the canalside in agreeable weather. Generous roof terraces improve the amenity for the building’s occupants.
